PS Architecture Limited is a general architectural practice based in West London that offers Architectural services and Planning advice in West London to domestic and commercial clients. We also offer architectural services further afield, beyond the boundaries of Greater London.
We know that many clients do not understand what an architect actually does or whether they even need an architect for the building project they are thinking about. This is why we are always keen to follow each and every enquiry with a free consultation, on a no commitment basis, so that we can meet a potential client to discuss their particular needs and to give initial advice about the feasibility of what they are planning. Our advice about feasibility will focus upon matters such as whether planning permission will or will not be required, about budget costings and about what type of design solution would be most suitable. An initial consultation will usually last about half an hour.
Following the initial free consultation, we will always confirm our advice about feasibility in a letter which will also include a quotation about the fees we would suggest for the type of architectural services to be provided.
For domestic clients, who require our services to assist them in realising their ideas for an extension to a family home or a flat, our quotation will always be for a fixed fee, rather than for a percentage of the cost of the building work, which is how many architects calculate their charges. We prefer to quote a fixed fee because we know from experience that it gives certainty to our domestic clients about how much the architect's fees are going to be and will not change.
For commercial projects and large scale residential work we would normally expect to provide fee quotations on the basis of a percentage of the final construction cost.
We currently do not add VAT to our fees.
PLANNING PERMISSION AND ADVICE
Because our studio is situated in West London, we are well placed to provide Planning advice in London and also outside the London area.
We have considerable experience in dealing with the more complicated and involved planning issues relating to buildings within conservation areas and also listed buildings. Therefore we are particularly happy to provide clients with advice on matters relating to extensions and alterations to properties within conservation areas and also locally and nationally listed buildings.
BURY RD PROJECT
Planning consent was obtained for a new five bedroomed house on a tree lined and secluded site in the prestigious area of Branksome Park near to the sandy beaches at Branksome Chine in the borough of Poole. The design for the house was inspired by the style of Frank Lloyd Wright incorporating clean horizontal lies and textural interplay between stone and smooth rendered surfaces. The images were prepared to assist the owner to visualise the proposal and to give the planning authority an understanding of the form and style of the development.
Town planning law is made and periodically amended by central government, and therefore the rules that govern the principles of town planning apply nationally. However, each local area across the country has its own particular characteristics, and therefore local planning rules and planning strategy vary from area to area. Each local planning authority will have its own guidelines which will provide an indication about what is or what is not acceptable development in their area.
